STR Regulations have posed significant challenges in 2024. Permit requirements, occupancy bylaws, new short-term rental limits – STR operators have faced an uphill battle.

According to Brian Chesskiy, 80% of Airbnb’s top 200 markets by revenue already have some regulation.

France’s 2025 regulations will reduce tax breaks, cap rentals at 90 days per year, and enforce mandatory property registration with penalties for non-compliance.

Spain is launching a national registration system requiring property codes, local approvals, and increased oversight.

Australia is introducing similar measures with national registration and annual limits of 60–180 rental days.

We saw tightening regulations in North America. In Canada, British Columbia is restricting STRs to principal residences with business licenses and steep fines starting May 2024.

In the US, states like Florida, California, Colorado, and Massachusetts proposed new restrictions, while New York City effectively banned STRs entirely. Urban markets are particularly impacted, with inventory reductions and rising compliance costs.

Regulations are a source of frustration for many operators, showing that the industry is becoming more challenging. However, some see a silver lining. By limiting lower-quality rentals, regulations help create a more professional market. They also improve safety standards, which benefit both guests and the broader community.

Adding to these challenges, natural disasters such as hurricanes, wildfires, floods, and heatwaves wreaked havoc in vulnerable regions, disrupting operations and altering traveler behavior. Operators in urban areas like San Francisco and coastal towns faced unique challenges as local communities pushed for stricter local laws to mitigate the impact of short-term rentals.

Contingency planning, dynamic pricing tools, and building operational resilience will be crucial for STR operators navigating an unpredictable landscape.

The Bad: Persistent Issues and Emerging Concerns

Market Saturation and Competition

The short-term rental market is increasingly competitive, with 76% of respondents in Hostaway’s survey reporting heightened competition in 2024. In Guesty’s Report 55% of short-term rental operators cite market saturation as a major challenge. Although slightly lower than the previous year, this remains a significant concern.

To stand out in a saturated market, operators must differentiate their properties with unique value propositions and enhanced guest experiences.

Adjusting pricing and leveraging additional revenue streams, such as upsells or fees, can often serve as an effective competitive strategy.

Economic Factors

Uncertainties in the economy are top of mind for property managers. According to KeyData STR Outlook 2025, a potential slowdown or decreased demand worries 89% of operators, impacting revenue and growth. Demand fluctuations further require flexible strategies to adapt to changing market conditions.

While some operators report increased average daily rates (ADR), others are seeing declines. Pricing pressures are pushing many property managers to lower rates to remain competitive, while rising operational costs pose a challenge.

Operational and Logistical Issues

Staffing remains a pain point, with property managers struggling to find and retain reliable cleaning and maintenance staff. The rising demand for skilled workers has only amplified these challenges. Both Hostaway’s and Guesty’s surveys show staffing is a top-five challenge for short-term rental managers.

Technology, while a valuable tool, also presents hurdles. About 45% of Hostaway’s survey cited technology integration, highlighting challenges in consolidating multiple tools into a cohesive system. Cleaning and maintenance remain persistent concerns across the industry.

Shifting Consumer Behavior

Travelers’ booking habits continued to evolve in 2024, with shorter booking windows becoming the norm. Increased spontaneity means operators must adapt with last-minute strategies to maximize occupancy. Guests are also raising the bar for quality. They expect short-term rentals to offer a blend of uniqueness and the consistent service they’d find in hotels.

Rising Business Costs

According to Guesty’s Industry Report, larger rental management companies ranked cost management as their biggest challenge, followed by competition and staffing shortages. Meanwhile, Hostaway’s Report highlighted growth and scaling as key pain points for short-term rental business owners.

Top 5 Challenges for Short Term Rental Professionals in 2024

Despite these hurdles, there was good news:

  • AirDNA reported that occupancy rates stopped declining, and revenue per available rental (RevPAR) returned to positive growth after two years of decline.
  • Slower supply growth, coupled with a 7% rebound in demand, restored balance to the market, enabling property management companies to regain pricing power with rising average daily rates (ADR).

However, fierce competition remains a key issue. Since 2020, the supply of active Airbnb rental listings in the U.S. has surged by 62%, largely driven by new investors (Hostfully). The influx of low-quality listings and aggressive price-cutting strategies has intensified the need for operators to stand out while maintaining profitability.

Shorter booking windows added complexity, requiring rental property managers to frequently adjust pricing strategies. According to KeyData, 83% of property managers reported changing prices at least once a week, further emphasizing the importance of dynamic pricing tools in addressing demand fluctuations.

The Good: Resilience and New Revenue Opportunities

If 2024 taught us anything, it’s that STR operators can grow in tough markets. Even in declining markets like Atlanta, property managers found ways to grow by leveraging dynamic pricing and driving incremental revenue through upsells, add-ons and fees.

STR operators with competitive pricing and unique experiences in their listings are set to capture more demand in 2025. They can recapture revenue with experiential upsells and convenience add-ons, enhancing both profitability and guest satisfaction.

Guest satisfaction remained a priority, with STR operators focusing on delivering positive reviews through improved cleaning fees, house rules, and personalized services. Platforms like Airbnb and other short-term rental platforms emphasized the importance of online reviews and local partnerships to boost visibility and attract ideal guests.

The Bet on AI

AI continues to divide opinions in the vacation rental industry. Some see its immense potential, while others question the practical use cases, ROI, and speed of delivering real value to operators.

Since early 2023, the industry has followed a typical AI adoption journey, reflecting the phases of Gartner’s Hype Cycle. Initially, there was a surge of excitement and high expectations around AI’s potential, as operators were eager to explore its capabilities. As challenges and limitations surfaced, enthusiasm dipped into skepticism and disappointment. Now, the industry is transitioning to a more balanced perspective, understanding the practical applications of AI and beginning to see real, tangible value through thoughtful implementation. This shift marks the move toward sustained growth and confidence in AI as a transformative tool.

Gartner's Hype Cycle of AI Adoption in Short-Term Rentals

Guesty’s survey revealed that 52% of vacation rental property managers are already using AI, with key applications including dynamic pricing, guest communication (33%), and content creation (23%).

Simon Lehmann predicts that in 2025, vendors who successfully provide tangible AI solutions will lead the market. Meanwhile, Ela Mezhiborsky from Autohost highlights the growing threat of AI-driven fraud, emphasizing the need for tech solutions to combat it.

In 2024, AI advanced more than in the past years combined. This will undoubtedly impact its applications in the short-term rental industry. We are working towards and anticipating more solid case studies from hospitality professionals leveraging this technology. Ways to Make Your STR Cozy and Comfortable

Coziness. It’s a debatable and very subjective topic, but somehow can affect almost everyone. Your vacation rental business is no different, and the cozy factor, although less thought about, is actually quite paramount to the enjoyment of the guests and their stay. By adding certain aspects and features, you can turn your hum-drum short term rental, into something incredibly spectacular.

If you’ve been to a restaurant and your server lit a candle at your table, it’s not because the restaurant loves candles, but because they want you to have a better experience. The natural warmth and glow of the candle create atmosphere, and an incredible ambiance. It makes the restaurant goers feel more comfortable and also increases their enjoyment as they feel like they’re able to destress. Candles are a very important part of increasing the ambiance of your rental, and considering you can find them almost anywhere, they should be at the top of your list for things to have in your home.

Just like candles, other types of lighting can also affect the ambiance and coziness of your home. If you have a lot of LED light fixtures, that’s okay! However, many common LED fixtures are the typical harsh bluelight that make almost any environment feel sterile and emotionless. By investing in a different type of lightbulb (that’s still energy efficient), you can create an atmosphere that makes guests feel calm.

Besides lighting, you can also add physical touches to your rental to increase their comfort and the cozy factor. A really good quality, soft, and warm blanket is another terrific addition for your property. Who doesn’t feel like cuddling up on a couch with a warm blanket while maybe even enjoying a nice warm cup of tea. The blanket only enhances the enjoyment of the environment. Beware of cleanliness of this blanket however, as just like with your linens, you are going to want to clean this just as frequently.

Getting to know short term rental industry

If you’re new to the short term rental industry, you most likely have accrued quite a number of questions, concerns, and pure curiosities about the success and longevity of your business. Figuring out logistics along with formalities, you may be getting bogged down by what actually matters: actually managing your short term rental(s) or vacation home. The art and mastery of managing your own business is something that is commonly sought after, and for good reason. Being able to have control over your business, while also figuring out the ins and outs so that you can better manage your company is crucial to the success and wealth received. So when you ask yourself what actually goes into managing your short term rental business, you have to tackle it from all sides.

Ask your friends to help you out

Doing a test run through of the whole process of booking a stay with you and your business should be your first step, as this will allow you to figure out what is the procedure that has been put in place for both you and your guests. Having a close friend or relative run through it is a great way of removing bias so that you can get a better picture of what happens to actual guests. If you notice that your test guest is having trouble during the process, take note of it so you’re able to better implement strategies and solutions so that it doesn’t happen again. Doing this not only enables you to better understand your guests in the future, but also creates an opportunity for you to fix any current issues you may have.

When managing your properties, there are several different facets that go into running your rental: communication, access to the rental, the utilities and appliances in the rental, among others. Making sure that you’re a well rounded host is to be able to confidently say that every aspect of those aforementioned facets has been taken care of. If your response rate for your guests is low, then obviously this is something that you will need to fix. Response rate and ratings are quite important with certain Online Travel Agencies (OTAs) such as Airbnb, as the higher they are, the more visible your listings will be.

In these unprecedented times, it’s hard to know when exactly the world is going to get back to normal, or if we’ll have to redefine what normal means. Depending on where you’re living, it might feel like the crisis has passed and the hospitality industry can get moving again. Restrictions have been lifted and reservations are starting to trickle in. In other places, there’s talk of perhaps slowing things down again and treading with caution as the cooler weather returns, and people move about more freely, and try to remain vigilant. So what’s a host to do?

Might we offer a suggestion? This is the perfect time to take a closer look at your rental property, or properties, and find ways to upgrade, research new technologies to make hosting easier, and also set up more rigorous cleaning protocols. This way, as guests are returning, and looking to get away after months of staying home, you’ll be able to offer a better experience to upcoming guests. You might have already started seeing more bookings, and implemented Airbnb’s enhanced cleaning protocol (if you’re on that platform), but there are other features you can introduce into your rental and other things you can put in motion, to help you come back stronger and get the most out of your investment.

Tackle any Outstanding Repairs and Upgrades

There’s no better time than downtime to go through every inch of your vacation property to see what needs a tune-up, or what needs an upgrade. It could be something as simple as a creaky bedroom door, or a room that could use a fresh coat of paint. This is also a great chance to take any pain points that have been indicated by previous guests and erase them. Depending on the relative age of the property, and your typical vacation guest demographic, there might even be some upgrades that will not only help you get better reviews, but also raise the standard of your rental, so you can charge higher rates.

A host needs to think about how they want their guest to feel in their home, and make the improvements accordingly. This could be as basic as a cosmetic change such as wall colours of lighting, or even something that requires a little more investment such as swapping out furniture, upgrading an appliance, adding in additional amenities, and adding in new decor, linens and window coverings. Some hosts have even taken this time to do major renovations to completely revitalize and modernize their rental space.

As well, depending on the climate in which you live, you could even look towards your outdoor space (if you have some), to make improvements. Adding in patio furniture, lighting, and a basic outdoor heater for chilly fall nights can vastly improve your ratings and price point. These little, and big changes, can make a significant difference to your bottom line.

The important thing to note is not to let this opportunity to revitalize your rental space go to waste.

Review and Upgrade Your Cleaning Protocols

2020 has been the year defined by rigorous hygiene standards. We’re washing our hands more thoroughly and frequently, using sanitizer as often as we can, and wearing masks. This is the new normal, and will continue to be so for the next while. Naturally, your property management business needs to adjust to this as well. A host now must help facilitate their guests peace of mind by implementing a strict cleaning checklist and protocol and clearly communicating that to the guest in your listing.

Short Term Rental (STR) and vacation home online travel agencies such as Airbnb and Vrbo have published guidelines that hosts need to adhere to, to remain listed on their platform in the post-COVID-19 landscape. At the bare minimum a host should meet and promote these, but also find ways to go above and beyond to boost guest’s confidence. This includes having copious amounts of sanitizer available in the property, cleaning wipes, as well as investing in smart technology that allows for better social distancing and access.

As well, as hosts have plenty of other things on their plate, finding an appropriate service to automate their cleaning would help. There are several Property Management Software services out there that align with your booking platform to instantaneously keep your retained cleaning staff in the loop with bookings and checkouts, so that there is no downtime or lapse in cleaning services due to missed communications and what not.

Revamping your Marketing Efforts

When you’re a host, and utilizing any of the STR platforms on the market, you might not think that you’d need a marketing plan. You just rely on ratings, hopefully have dynamic pricing implemented, and wait for your listing to show up in someone’s results, and cross your fingers that they book. But during this downtime and in the coming weeks and months, there’s a beautiful opportunity to turn to projects that will reap long term rewards, such as putting even a rudimentary marketing plan into place. In the end, it’s about making a dramatic difference to your booking frequency, with a couple of tweaks.

What does this look like? First, it’s taking a look at your competitors approach, and seeing how they’re promoting their property. Then, find ways to do it better. The simplest option is to review and perfect your listings. Every image on your booking page and every piece of content is ripe for improvement, if it’s been up for a while. Sure, you’ve gotten bookings and everything looks great, so why invent the wheel, right? Keep in mind that for every booking you have gotten, there could be 2-3x as much that passed over your rental because they didn’t like an image, or your listing was missing an amenity or two.

Take this time to revamp your photos. You can try to take them yourself, or hire a professional to get a more polished look. Both options have value, but the important thing is to change it up from time to time, so that it looks fresh and new, even if a guest has seen your listing before. The same goes for your descriptions, your host bio’s and anything else. Changing things around makes your listing feel dynamic and exciting.

Also look to social media. You can also help promote your rental via Instagram, Snapchat, Twitter and TikTok, and use free tools such as Canva and Snapseed to edit, add copy, and enhance your images. Also, come up with a unique hashtag for your property. A lot of the current generation of vacation travellers are most likely to share their photos and recommendations via social media, so maintaining a presence that can be connected via a link in bio or a hashtag can really generate traffic to your vacation home. This would reflect well in your reviews.

Smarten Up Your Rental

With social distancing being encouraged all over the world, and mobile technologies in everyone’s hands and pockets, many guests would severely appreciate more contactless and smart technologies in their rental. The most basic, and frankly the most important piece of tech that a rental needs, is a Smart Lock. While these were already becoming an industry standard prior to 2020, they’re more important now, than ever before. This allows a host to remotely open a door, or a guest to use a unique keycode/wireless app to gain access to a property. This requires no hiding of keys, mismanagement of access, and most importantly, no contact between a host and a guest.

Once inside, hosts would be best served to add in other technologies as well. A key one would be Noise Detectors such as the Minut or the Noiseaware sensors, that allow you to monitor when guests come and go, and if their noise levels get above a certain threshold, or if they’re having a larger social gathering than is recommended.

A host would also be best served with a Smart Thermostat such as a Nest or Ecobee. This way, they can keep an eye on their energy costs, as well as maintain their property during times of vacancies. There’s nothing worse than having a guest leave your property frigid during the winter months, and something goes awry. These thermostats can be managed remotely, so that a host can keep an eye on their renters and their bottom line.

Finally, what’s a vacation rental without a little bit of Entertainment? Granted, guests are probably there just to rest their heads, but also, having something to do doesn’t hurt. A host would be well served to invest in streaming technology such as an Apple TV, Amazon Fire Stick or a Chromecast so that guests can watch movies, tv, or stream music during their stay. A host can set up a specific account for their rental (the cost of which is reflected in the booking price), and leave detailed instructions on how to use the equipment. The same would go for investing in a smart speaker that can control lights, play music and also order food for the guests. Again, just make sure you disable settings that could compromise your security.

All these are small investments that can be implemented into your property now, so pay off in full when you’re at capacity with reservations.
